Why It Matters
More than just paperwork
Letting a certificate lapse isn't only a paperwork risk. It can affect a landlord's ability to serve a valid Section 21 notice, and may leave a gap in landlord insurance if a gas appliance is ever involved in a claim. It also has to be renewed every 12 months without fail, not just whenever it happens to come to mind.
The check covers every gas appliance, fitting and flue in the property — boiler, gas fire, gas cooker — and the certificate goes to you and to your tenant on the day, so there's a clear record on file.
